For individuals needing a deed, such as a deed of gift, deed pursuant to divorce, quit claim deed, etc., we normally need a copy of your existing recorded deed and/or existing owner’s policy of title insurance along with instructions on how to prepare the new deed. For those who need complete seller representation, including preparation of all title-clearing documents and review of the contract and settlement statement, please complete a Seller Closing Information Form and e-mail of fax it back to us along with a copy of the signed purchase/sale agreement. We will contact you upon receipt of the form.
For title companies and settlement agents, we provide a wide range of document preparation services, including all types of deeds, promissory notes, deeds of trust and other mortgage documents, powers of attorney, affidavits, and any other legal document that may be required for a real estate transaction. We work with real estate closing service providers all over Virginia, not just in the Richmond area. The process normally begins with an e-mail request accompanied by a title binder. We promptly draft the required documents and transmit them back to you via e-mail to be signed and notarized at your office. In most cases our involvement is limited to document preparation but if the client requires legal advice or additional services we can provide that as well. We can normally turn around deed requests within a couple of hours.
